Beyond Housing does not offer downpayment assistance funds for the City of St. Louis.

- Must be a first-time homeowner, except in St. Charles County.
- Must complete the Homebuyer Education Program and one-on-one counseling, resulting in a “Homeownership Ready” status.
- Must be at or below maximum gross household income limits including all household members’ income sources (child support, disability, retirement, etc.). See Maximum Household Income and Sales Price Limits above.
- Must have secured a fixed-rate mortgage on the purchased home.
- Home must pass first-time homebuyer inspection.
HOW DO I QUALIFY?
To get started with a Downpayment and Closing Cost Assistance loan application, please email a copy of your fully executed sales contract to bhlending@beyondhousing.org. A member of the lending team will reply with next steps.

- Create your account in our Homebuyer Portal and select the Downpayment Assistance loan from the list of available services.
- Upload the required documents outlined in the checklist to your account.
A representative from our lending department will determine whether or not you qualify for assistance.
WHO IS CONSIDERED A FIRST-TIME HOMEBUYER?
A first-time homebuyer is someone who has not owned a home in the past three years or has lost a home due to divorce.
Most, but not all programs and jurisdictions, have this requirement. St. Charles County does NOT have this restriction, with the exception of the City of O’Fallon where the first-time homebuyer restriction does apply.
Note: Married individuals that are legally separated must provide a legal separation agreement. In the absence of such an agreement, both spouses must qualify as a first-time homebuyer.
